The Success of Philadelphia's Green Roof Density Bonus

In December 2015, City Council approved legislation allowing developers to build additional dwelling units in certain zoning districts when qualifying green roofs are installed on the buildings. Since then 28 projects have taken advantage of the density bonus, greening rooftops across Philadelphia and aiding city stormwater management. At least another seven projects are in the pipeline.
 
The push for the green roof density bonus was initiated by the Green Committee of the Building Industry Association of Philadelphia (BIA), the leading group promoting residential development and construction in Philadelphia. The bill was introduced by Councilwoman-At-Large Blondell Reynolds Brown, who had also sponsored a bill doubling the tax incentive for building green roofs.

Generously hosted by BIA Members JMB Associates at their new Bridge on Race project, the October 4 event will highlight the benefits of green roofs for the city and its residents, as well as builders and developers.  The session will include opening remarks by Councilwoman Reynolds Brown; a presentation by Philadelphia Water Department’s (PWD) Deputy Commissioner of Planning and Environmental Services Marc Cammarata and Victoria Lenoci, Manager of Private Development Services for PWD; and a case study presented by Jim Maransky, co-chair of the BIA Green Committee and a green builder and certified green roof professional. 

After the program, attendees are invited to explore Philadelphia’s hottest green roof and enjoy a networking cocktail reception overlooking Old City and the Ben Franklin Bridge.
