Builders Open University City
Named for the six colleges and universities that sit between 50th street and the Schuylkill River, University City is a diverse and vibrant neighborhood in West Philadelphia. World-class academic and medical institutions, museums, restaurants, and public parks make it one of the most livable neighborhoods in the city and it grows each year. And the building boom in University City shows no signs of slowing.
 
Spend an afternoon exploring three BIA member projects on a self-guided tour and join us for a concluding happy hour hosted by Post Brothers at Hamilton Court.

Hamilton Court
Designed in 1901 by Milligan and Webber and built as part of William Hamilton’s vision for a grid-based arrangement of “villages” in West Philadelphia, Hamilton Court is recognized for its Venetian Gothic design and was one of the area’s most notable turn-of-the-century apartment buildings. Now Hamilton Court offers superior living in the hub of Philadelphia’s most dynamic culture and nightlife district.
 
Originally developed as a hotel and residences with seven buildings surrounding a central court, the ornate fountain and gardens were demolished over time and the courtyard paved and used for parking. Post Brothers renovated the 105-unit complex and added a modern, architecturally acclaimed amenities building to serve residents.  Located on Penn’s campus, Hamilton Court is a blend of contemporary and historic home designs, state-of-the-art amenities, and limitless convenience for every social and lifestyle need. Luna on Pine
Luna on Pine is a state-of-the-art, transit-oriented, multifamily mid-rise, located in the heart of University City.  The five-story project includes 122 units, a large landscaped courtyard, an extensive amenity floor, two roof decks, lounges on each floor, and bicycle parking. The efficiently designed apartments range from studios to two bedrooms, with the most in-demand being “micro-units.”  
 
The project required a zoning variance that was supported by the local community association and the Philadelphia Planning Commission but was opposed by a small nearby block association. After a six-year defense of project approvals in court, the developers were able to move forward with construction. Built in collaboration with the University of Pennsylvania who provided a 65-year ground lease to the developers, Luna on Pine has the distinction of being the first five-story wood-framed modular project in Philadelphia and one of only a few on the East Coast. The project attained certification through the National Green Building Standards.
 
The final product gracefully respects local building vernacular while providing scale, technology, and amenities of modern multifamily construction.

The LVL 4125
Developed by Alterra Property Group, The LVL 4125 is comprised of 141 state-of-the-art apartments and offers a variety of layouts including studios, one-bedrooms and two-bedrooms.
