    We judge our success by the happiness of our employees, clients, and neighbors. We strive to make the neighborhoods we develop better places to live by increasing property values and population density. We give back to these neighborhoods by donating our time and money, creating jobs for local residents, and working with local community groups.

    We purchase and reposition undervalued properties. These properties are developed into residential and mixed-use buildings in burgeoning neighborhoods with a vibrant commercial corridor including retail, restaurants, and nightlife. We work with the surrounding communities to develop properties that will benefit the neighborhoods as well as our return.

    All of our projects are managed in-house from beginning to end, resulting in consistently successful projects. The same experienced and knowledgeable staff handles design/development, construction, and property management for all of our properties.

    Our jointly-owned construction company, HOW General Contracting, manages $20-50 million in development projects each year. HOW General Contracting has been operating as a full-service construction management firm for 10 years, building a reputation for completing projects on budget and on time. Our ability to control the cost and construction on our projects eliminates many of the risks associated with real estate development.

    Our properties are designed with our tenants in mind. We spend time up front to make sure properties are energy efficient and the space is well utilized. Our units have highly sought after amenities such as hardwood floors, granite, custom tile packages, and energy-efficient appliances. Carefully planned properties create happy tenants, resulting in low turnover and vacancy rates.
